About Eyüpsultan

Eyüpsultan is a religiously significant Golden Horn district built around the revered Eyüp Sultan Mosque and the tomb of Abu Ayyub al-Ansari. Its hilltop Pierre Loti viewpoint (reached by cable car) offers some of Istanbul's best Golden Horn panoramas, and the T5 coastal tram has improved access along the Haliç waterfront. It is one of the last central European-side districts still offering relatively affordable real estate, with urban-regeneration upside. For buyers, one-bed apartments run roughly $110,000–$160,000, two-beds $160,000–$220,000 and three-beds $220,000–$300,000, with luxury branded complexes near the Golden Horn at $350,000–$550,000; pricing is around $3,500–$5,000/m², higher near the water. Gross rental yields are healthy — about 6.5–7.5% for one-beds, tapering to ~5.5–6.2% for larger units. The T5 Golden Horn tram (Eminönü–Alibeyköy) stops at Eyüpsultan-Teleferik by the cable car. The buyer base mixes regeneration investors and value buyers with heritage/religious appeal; Turkey's $400K citizenship route applies at the luxury end.
