About Ataşehir

Ataşehir is a planned, modern business-and-residential hub on the Anatolian side, anchored by the Istanbul Financial Center (İFM) — the multi-tower banking complex opened in 2023 that houses the Central Bank and major state banks, with capacity for around 100,000 employees. Around it rise landmark mixed-use towers: Metropol İstanbul (with one of Turkey's largest malls) and the Watergarden and Palladium complexes. It is positioned as the Asian-side CBD. For buyers, pricing ranges roughly $2,000–$5,500/m² by prestige and transport proximity (district average near $2,160/m²): one-beds about $210,000–$280,000, two-beds $280,000–$420,000 and three-beds $420,000–$600,000, with USD prices up ~15% from 2024 to 2026. Gross rental yields are around 7.5%, in line with or above the citywide ~7.3%. The M4 (to Kadıköy) and M8 metros serve the district, while the İFM itself sits on the M12 (Finans Merkezi station). The buyer base is executives wanting new-build quality near the İFM plus branded-residence investors; it is a named focus district for Turkey's $400K citizenship route, with eligible units from around $427,000.
